These Terms of Service constitute a legally binding agreement between you (the "Client" or "you") and Rainier Home Renovations (the "Company," "we," or "us"). By using our services, you acknowledge that you have read, understood, and agree to be bound by these terms.

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to our website. Your continued use of our services after any changes constitutes acceptance of the modified terms. We encourage you to review these terms periodically.

Eligibility

You must be at least 18 years of age and legally capable of entering into binding contracts to use our services. By engaging our services, you represent and warrant that you meet these eligibility requirements.

Scope of Services

Services Provided

Rainier Home Renovations provides residential remodeling and renovation services, including but not limited to:

  • Bathroom remodeling and renovations
  • Kitchen remodeling and renovations
  • Whole-home renovations and additions
  • Basement conversions and finishing
  • Laundry room and mudroom upgrades
  • Custom carpentry and built-in projects

Written Agreements

All projects require a written contract that specifies the scope of work, materials to be used, project timeline, payment terms, and other relevant details. The contract supersedes any prior verbal or written agreements and represents the entire understanding between the parties.

Estimates and Quotes

Estimates and quotes provided are based on the information available at the time of inspection. Final costs may vary if unforeseen conditions are discovered during the project (such as hidden water damage, structural issues, or code violations). Any changes to the scope of work or costs will be communicated and approved before proceeding.

Permits and Inspections

We will obtain all necessary permits and coordinate required inspections for your project. Permit costs are typically included in the project quote unless otherwise specified. We comply with all local building codes and regulations in King and Pierce Counties, Washington.

Warranty

We provide a 1-year warranty on workmanship and materials for all completed projects. This warranty covers defects in our installation and construction work. Manufacturer warranties on fixtures, cabinets, and appliances are separate and vary by product.

Client Responsibilities

Access and Preparation

Clients are responsible for:

  • Providing clear access to the work area
  • Removing personal items and furnishings from the work area
  • Ensuring utilities (water, electricity, gas) are available and accessible
  • Providing accurate information about the property and any known issues
  • Obtaining any necessary HOA approvals before work begins

Payment Terms

Payment terms are outlined in the project contract. Typically:

  • A deposit is required to schedule the project and order materials
  • Progress payments may be required at specified milestones
  • Final payment is due upon project completion and inspection
  • Late payments may result in project delays or suspension of work

Material Selections

Clients must make timely material selections to avoid project delays. We will provide guidance and recommendations, but final selections are the client's responsibility. Delays in material selection may affect the project timeline.

Communication

Clients should maintain open communication with our team throughout the project. Promptly communicate any concerns, questions, or requested changes. Major changes to the scope of work may require a written change order and may affect the timeline and cost.

Property Maintenance

After project completion, clients are responsible for proper maintenance of the renovated areas. Failure to maintain materials according to manufacturer recommendations may void warranties.

Disclaimers & Limitations of Liability

Unforeseen Conditions

Remodeling projects often reveal hidden conditions not visible during initial inspection (such as hidden water damage, mold, structural issues, outdated wiring, or code violations). We are not liable for unforeseen conditions discovered during the project. Additional work required to address these issues will be quoted separately and requires client approval before proceeding.

Existing Conditions

We are not responsible for pre-existing defects, damages, or code violations in areas not included in the scope of work. Our work may reveal or necessitate repairs to existing conditions to meet current building codes.

Third-Party Products and Services

We are not liable for defects in materials or products manufactured by third parties. Such products are covered by the manufacturer's warranty. We will assist in coordinating warranty claims but are not responsible for manufacturer defects or delays.

Limitations of Liability

To the fullest extent permitted by law, our total liability for any claims arising from our services shall not exceed the total amount paid by the client for the specific project in question. We are not liable for indirect, incidental, consequential, or punitive damages.

Timeline Estimates

Project timelines are estimates based on normal working conditions. Delays may occur due to unforeseen conditions, weather, material availability, permit delays, or client-requested changes. While we strive to complete projects on schedule, we are not liable for delays beyond our reasonable control.

Property Damage

We take precautions to protect your property during construction. However, remodeling inherently involves some risk of dust, noise, and minor damage to adjacent areas. We will repair any damage caused by our work, but we are not responsible for damage to items not removed from the work area as requested.

Indemnification

Client agrees to indemnify and hold harmless Rainier Home Renovations, its employees, and subcontractors from any claims, damages, or expenses arising from client's failure to fulfill responsibilities outlined in the contract or these terms.

Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of Washington, without regard to its conflict of law provisions. Any disputes arising from these terms or our services shall be resolved in the courts of King County or Pierce County, Washington.

Severability

If any provision of these Terms of Service is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary so that these terms shall otherwise remain in full force and effect.

Entire Agreement

These Terms of Service, together with any written contract for services and our Privacy Policy, constitute the entire agreement between you and Rainier Home Renovations regarding the use of our services and supersede all prior agreements and understandings.
